صندوق المسعى العقاري

أعلن بنك رصد للاستثمار عن إغلاق حملة الطرح الأولى بالقيمة الاسمية في أسهم صندوق المسعى العقاري كما هو مقرر في 30/04/2005م بعد أن حقق الطرح نجاحا كبيرا، وقد أعرب البنك عن شكر عملائه على ثقتهم الغالية موضحا أن صندوق المسعى العقاري صندوق متخصص في الاستثمار بمكة المكرمة، مستفيداً من الطفرة العمرانية التي تعيشها العاصمة المقدسة وبالذات المنطقة المركزية التي تشهد عدد من المشروعات التطويرية والإنشائية العملاقة التي سوف تكون علامة بارزة في أفق المدينة المقدسة.

مع النمو المتزايد في أعداد الزوار والمعتمرين والحجاج، خصوصاً وأن مكة المكرمة تشهد مناسبات دينية على مدار العام الأمر الذي يؤكد الحاجة المتزايدة لمشاريع الإسكان والخدمات الفندقية.

يتميز صندوق المسعى العقاري بالمرونة في التشغيل للاستفادة من الفرص المتاحة في السوق من خلال شراء والمشاركة في مواقع مميزة غير معرضه (للنزع) وتعتبر هذه المواقع فرص نادرة لتطويرها وبيعها بغرض تحقيق أرباح رأسمالية والاستفادة من توقع ظهور عدد من الشركات العقارية الضخمة والتي حصلت على حق الامتياز في تطوير مواقع هامه محيطة بالحرم المكي الشريف و ذلك من خلال شراء عقارات في مواقع مزمع تطويرها من خلال تلك الشركات تأهباً للاستفادة من تحويلها إلى مساهمات.

ومن المتوقع أن يحقق الصندوق عوائد استثمارية بحد أدنى 20% سنوياً خصوصاً وأن المضارب يستعين بفريق من الخبراء المتخصصين في إدارة وتشغيل وتطوير عدد من المشرعات العقارية بمكة المكرمة.

من المخطط أنه سوف يتم إعادة فتح إمكانية المشاركة بالاكتتاب في أسهم الصندوق خلال الفترة القادمة وحسب القيمة السوقية لأسهم الصندوق المعلنة في حينه.   

من جانب آخر فقد تم استكمال تأسيس شركة المسعى للتطوير العقاري الشركة المفوضة بحيازة العقارات المستهدفة للعمليات التي يستثمر فيها الصندوق وجاري استكمال إجراءات المؤسسين في الشركة من كبار المستثمرين في الصندوق وجميعهم من رجال الأعمال المعروفين الذين نفذوا عدد من المشروعات التطويرية الناجحة في المملكة والذين سوف يكون لوجودهم ضمن لجنة المشاركين قيمة مضافة لأداء الصندوق.

 وقد أكد الدكتور صالح جميل ملائكة بدء عمليات الصندوق من خلال التفاوض على عدد من المواقع (النواة) ومن المتوقع إتمام صفقة شراء لأحد المواقع المجاورة للنواة الأولى في الصندوق.

AL-MASA'A REAL ESTATE FUND

Rusd Investment Bank has announced the first placement closing at nominal value in Al-Masa’a Real Estate Fund as planned on 30/04/2005, after achieving resounding success. The Bank has expressed its gratitude to its clients for their highly valued confidence and indicated that Al-Masa’a Real Estate Fund specializes in investment in Makkah Al-Mukaramah, benefiting from the urban development boom in the Holy Capital, particularly in the central area which is witnessing a number of giant development and construction projects, which are likely to become prominent landmark in the horizon of the Holy Capital.

With the increasing number of umrah visitors and pilgrims, Makkah Al-Mukaramah is witnessing year round religious occasions, which underscores the growing need for housing projects and hotel services.
Al-Masa’a Real Estate is distinguished by its operating flexibility that allows taking advantage of available opportunities in the market through buying and participating in distinctive sites not subject to land dispossession. Such sites are considered among the very rare opportunities for development and selling to realize capital gains, as well as benefiting from the expected emergence of large construction companies in the market with franchises for developing important sites surrounding the Holy Mosque through buying property at sites expected to be developed by such companies in preparation for benefiting through transforming them into shareholding companies.

The Fund is expected to realize a minimum 20% per annum return on investment as, particularly since the mudarib is assisted by a team of experts specializing in the management, operation and development of real estate projects in Makkah Al-Mukaramah.

It is planned to reopen participation in the fund during the coming period at the current market value of the fund’s shares.

From another perspective, Al-Masa’a Real Estate Developing Company has been established and is authorized to acquire the properties targeted for the operations in which the fund is going to invest. Currently major shareholders in the Fund are being processed as founders of the company. All of them are well known businessmen who had participated in a number of successful projects in the Kingdom, and whose presence in the shareholders committee is added value to the performance of the fund.

Dr. Saleh Jameel Malaikah confirmed the commencement of the Fund’s operations through negotiations for acquiring a number of sites as nuclei. A purchase transaction for acquiring a site adjacent to the fund’s nuclei is expected to be finalized soon.
